From Houston: take US-59 North to US-79 to Marshall — approximately 3.5 hours. The Shreveport Regional Airport (SHV) is the nearest commercial airport with regular service, about 45 miles east.

Uncertain, TX
Population under 150, this iconic Caddo Lake hamlet on the west shore is the heart of the lake's community. A general store, boat ramp, and handful of rental cabins and private homes make this one of Texas's most unusual and beloved small communities. If you want to truly live the Caddo Lake experience, owning in Uncertain is the ultimate statement.
Karnack, TX
A small Harrison County community just south of the lake, Karnack is known as the birthplace of Lady Bird Johnson. Properties here offer more affordable access to the Caddo Lake area with a quieter, more rural character than Uncertain.
Jefferson, TX
The gem of Marion County — a beautifully preserved 19th-century river port just 20 minutes from the lake. Jefferson's historic district features magnificent antebellum architecture, the famous Excelsior House hotel, excellent restaurants, antique shops, and a genuine small-town Texas character that has made it one of the state's most popular heritage tourism destinations.
Marshall, TX
The Harrison County seat, about 30 minutes from the lake. Marshall (pop. ~23,000) offers CHRISTUS Good Shepherd Medical Center, Wiley College, grocery, and full city services. It's the primary urban hub for Caddo Lake property owners on the Texas side.

- Caddo Lake properties are typically accessed by flat-bottomed boat or canoe through the bayou system. Understand exactly how you will access your property and what watercraft you will need before making an offer — this is not a lake with conventional boat ramps at every subdivision.
- The Texas Parks & Wildlife Department, U.S. Army Corps of Engineers, and state agencies all have jurisdiction over various aspects of Caddo Lake. Any over-water improvements, dock construction, or shoreline modification requires permits from the appropriate agency — the process is more complex here than on a standard reservoir.
- Flooding is a real consideration on Caddo Lake. The natural bayou system responds to upstream rainfall and seasonal weather patterns. Virtually all habitable structures on Caddo are elevated — understand the construction requirements and flood history of any property you evaluate.
